Direct bookings instead of Booking commissions: a roadmap for hotels and villas
Booking, Airbnb and similar platforms are the easiest way to find new guests — at the price of a 15–25% commission on every booking. With hundreds of nights a year, that adds up to a serious profit leak.
The good news: taking bookings through your own website is easier than it sounds, and you don't have to leave the platforms entirely.
How much is the commission, really?
At an average 18% commission: a property charging ₺3,000 a night with 200 platform bookings a year pays roughly ₺108,000 in commissions annually. If even a third of those bookings came direct, tens of thousands of lira would stay in the business.
How do direct bookings grow?
- Be found on Google: when guests search your name or queries like "villa rental Fethiye", your site should come up first.
- Instant replies via WhatsApp: guests should be able to message you in one tap — they don't want to wait on a form.
- Content in their language: English and Russian pages let foreign guests book with confidence.
- Point repeat guests to your site: at check-out, a card, an in-room QR code or a message saying "book direct next time".
- Google Business Profile: keep your Maps listing full of fresh photos and your site link.
Do you have to leave the platforms?
No. Platforms are still useful for finding new guests. The goal is to reduce dependency: guests who find you on a platform book direct next time, and everyone referred to you reaches you without a middleman.
Where to start?
Step one is a site that loads fast on phones, shows your photos well and sends booking requests straight to you. The rest is regular updates, collecting reviews and tracking your visibility on Google.
